Are private REITs really a good investment compared to public REITs?

I've been investing in some publicly traded REITs and have done pretty well so far. I was almost sold on the idea of non traded REITs because they didn't seem to fluctuate so much with the market. But the Blackstone and Starwood issues have me a bit nervous. Anyone have experience with these kinds of REITs?

I guess you kinda answered your own question by saying that private REITs "didn't seem to fluctuate so much with the market." Indeed, because private REITs are not exposed to the stock market's volatility, investors don't have to worry about the ups and downs that happen with publicly traded REITs every single day.

But of course, you'd want to stick with high quality platforms, and there are quite a few. Fundrise, for instance, has been around for over a decade. In 2022 they returned 1.5%, which might not seem like much, until you realize that public REITs returned negative 25.1% for the year.
