What's the benefit of investing in a fractional property over a public REIT?

I was checking out Arrived, and I really like the concept, but it says the properties are all structured as individual REITs and I'm wondering what the benefit to investing on there is over just buying shares of a company like Invitation Homes?

Publicly traded REITs are subject to the stock market's volatility. Private market platforms are not. But both types can carry risk so do your research on the companies background, track record, and deals first.
